Four reasons people in Leeds ring us
Slipped or missing slates
A gap on the slope after a windy night. Once a Victorian roof turns nail-sick, the slates either side of the gap usually follow within a season.
See what to doA leak after heavy rain
Driving rain off the Pennines finds worn flashing, open mortar joints and blocked valleys first. We trace the entry point before anything gets priced.
See what to doFlat roof ponding or blistering
Water still standing on the dormer or rear extension two days after the rain stopped. Old felt blisters, splits, then lets go at a seam.
See what to doChimney or leadwork failing
Damp spreading across a chimney breast inside usually starts with soft pointing, cracked flaunching or lead soakers that have lifted.
See what to doWhat we do
Six services, covering a single slipped slate on a Chapel Allerton terrace through to a full re-roof on a Headingley back-to-back.
Roof repairs
Slipped slates, failed flashing, leaking valleys and storm damage, priced as a repair where a repair will hold.
Re-roofing in slate and tile
Strip back, new breathable membrane and battens, then reclaimed Yorkshire stone slates or new tile to match the street.
Flat roofing in EPDM and GRP
Dormers, rear extensions and garages laid to a proper fall so water leaves the roof instead of sitting on it.
Chimney and leadwork
Repointing, new flaunching, partial rebuilds, and lead flashings, soakers and valleys sized to code 4 or code 5.
Guttering, fascias and soffits
New uPVC guttering and boards, plus clearing and realigning old runs that overflow down the render and soak the wall.
Dry ridge and verge
Mechanically fixed ridge and verge systems that replace mortar bedding, so frost and wind stop working the joints loose.

Free survey with photos
We get onto the roof, or use a pole camera where access is tight, and look at every slope. You get photographs of each fault with a plain explanation of what caused it.
- 2
Fixed written quote
Materials, labour, scaffold and waste removal are listed line by line. The figure you accept is the figure you pay. Repairs are invoiced on completion.
- 3
Work done, site cleared, guarantee issued
We arrange the scaffold and any skip, keep the footpath clear, sweep the yard or garden, then send photographs of the finished roof with your written guarantee.

What you get on every job
Photographs before and after
You see the fault on your own roof before you decide anything, and the finished work once the scaffold comes down.
A fixed price in writing
Your quote is itemised and dated. If something turns up under the slates, we stop and agree the change with you before carrying on.
Scaffold arranged for you
We book the scaffold, sort the Leeds City Council licence where it stands on a pavement or highway, and get it struck when we finish.
Written guarantee
Workmanship is covered by a written guarantee. The term is stated on your quote and confirmed to you in writing before work starts.
Common questions
How much is a new roof in Leeds?
Most mid terrace re-roofs in Leeds land between £6,500 and £12,500 including scaffold, new membrane, battens, leadwork and waste removal. A semi with two slopes and a bay usually runs higher. Reclaimed Yorkshire stone slate costs more to lift, sort and relay than a plain concrete tile. We price your roof after the survey, so the figure reflects your slopes rather than an average.
Can you match Yorkshire stone slates?
Usually yes. On a stone slate roof we lift the existing slates, sort them, and relay the sound ones on new battens and membrane. Breakages get made up from reclaimed stock, which is widely available across West Yorkshire in the common sizes. Where a roof is too far gone to reclaim, we can source reclaimed slate for the front elevation and use a matching alternative at the rear.
Do I need planning permission or Building Regulations approval?
A like-for-like re-roof on a normal house is usually permitted development, so planning permission is not needed. Conservation areas and listed buildings are the exception, and Leeds City Council will want the material matched. Building Regulations are separate and do apply: stripping more than a quarter of a roof slope triggers an insulation upgrade. We tell you which applies at the survey.
How long does a flat roof last?
A single-piece EPDM membrane on a sound deck typically gives 25 to 30 years. GRP is similar when it is laid warm and in dry conditions, though it can craze on a deck that moves. Torch-on felt is nearer 15 to 20 years. Most failures we see come from ponding, so the fall and the outlet position matter more than the material.
Do you work on student lets during term?
We do, and urgent repairs go in whenever they are needed. Bigger jobs on lets around Headingley and Hyde Park are easier in the changeover weeks through July and August, when the house is empty and the scaffold can stand without disturbing anyone. Tell us the tenancy dates at the survey and we will work the programme around them.
Is scaffolding included?
Every quote states it clearly. Re-roofs, ridge work and most chimney jobs include the scaffold in the price, along with the council licence where it stands on a pavement. Small repairs reachable from a ladder or tower are quoted without scaffold. If a repair turns out to need a scaffold, we tell you the cost before anything is booked.
